These are the Appraisal Foundation's National Courses.  The 7 hour update is a continuing education class with a prerequisite of passing the 15 hour uspap course. The 7-hour update course does not fulfill the 15-hour USPAP qualifying education requirement set by the Appraisal Foundation.

Purpose: This USPAP seminar will review recent changes to the USPAP and how they affect current appraisal practice. It fulfills the 7-hour continuing education requirement of state licensed or certified appraisers.

Cost: The $115 seminar fee covers instruction, refreshments at breaks, and the 7-Hour National USPAP Course Student Manual.The course fee does not include the required text, Uniform Standards of Professional Appraisal Practice. Students may bring their own copies to class. Topics covered: The recent changes to USPAP and clarification of commonly misunderstood aspects of professional practice.

Format: Classroom style instruction, discussions, exercises, and presentations.

Prerequisites: 15-hour USPAP course: None.   7-hour USPAP Update: successful completion of the 15-hour USPAP course.

Education Credit: The 7 hour course fulfills the 7 hour USPAP continuing ed requirements for certified and licensed appraisers in CT, MA, ME, NH, NY, RI, and VT, and NH DRA USPAP requirements for Assessors and Assessor Supervisors. The 15-hour course fulfills the 15-hour USPAP qualifying education requirements for appraisers in ME and NH, and NH DRA USPAP requirements for Assessors and Assessor Supervisors. Approval by a state board does not constitute their endorsement of this class.

Paired Sales Analysis is a technically precise and theoretically pure technique that can seldom be applied outside of the classroom due to data limitations and market imperfection. As the title implies, paired sales analysis is only one of the techniques covered. This course takes a detailed look nine other ways for objectively developing and supporting adjustments used in sales comparison approach when the available data is inadequate for paired sales analyses.

Instructor: George W. LeMay, NHCG#38

Purpose: Course participants will be shown techniques for extending a classic paired sales analysis and become aware of ten recognized alternative techniques for developing and defending adjustments. They will obtain a heighten awareness of each technique's critical nuances and the need to apply judgment at each step of the appraisal process. The course will show how to recognize non-quantifiable data in otherwise mathematically derived adjustments,  and enhance the recognition that appraising is rarely black and white.  Appreciation for the fact that different solutions / opinions may be equally supportable / reasonable will also hopefully be imparted, along with the recognition that real property markets are very imperfect and appraiser's opinions are neither fact nor exact.

Cost: The seminar fee covers instruction, all needed student materials, refreshments at breaks, and lunch.

Although not absolutely necessary, participants are encouraged to bring a calculator to class.

Topics Covered: Ten recognized techniques for developing and reporting objective adjustments will be presented. Clarification of commonly misunderstood or overlooked aspects of these techniques will be discussed along with their relative applicability and reliability

Format: Classroom style instruction, discussions, and presentations.

Prerequisites: Some experience or training performing valuations based on the sales comparison approach is required. A working knowledge of basic appraisal math (simple algebra, graphing, fractions) and how to use your calculator is required.

Education Credit: This course is valid for 7 hours continuing education credit throughout New England (CT, ME, MA, NH,  RI, and VT). This class has also been AQB approved for7 hours of continuing education by the Appraisal Foundation.
